I absolutely LOVE cold calling! We actually do over 25% of our deals by just picking up the phone and calling sellers from their listings on FSBO websites.

What? You don’t love it? What’s not to love?

It is effective! It is 100% free. You can literally get all of the free leads you want from Zillow, Craigslist, FSBO.com and any of at least another dozen FSBO sites where people literally BEG you to buy their house. You are on the phone so if things go South, all you have to do is end the call and hang up. You will usually know within a couple of minutes whether the seller will be open to working with you so you don’t waste time. If you have a couple of hours, you can knock out 20+ calls but you don’t need large blocks of time to do it. Just a few minutes here and there and you can sneak in a couple of calls.

All you need is a list of numbers/leads and a phone and you are good to go!

Convenient, free, easy, flexible…what’s not to love?

Ah…wasted time as most calls go to voicemail and sellers rarely call you back, you say?

I absolutely LOVE getting a seller’s voicemail! I love it because I know how to leave a message that virtually guarantees they will call me back.

When I am calling someone I know has a house for sale, say from Zillow or Craigslist, and get VM, I say, “Hi Bob. William here. I am calling about the house. I have our contract in front of me and I need to go over it with you as soon as possible. Can you call me back as soon as you get this? I’ll be waiting for your call. Thanks!”

I guarantee they will call you back as soon as they hear that message. Every single time.

OK, that is great you say, but what do you say when they call back and ask about the contract?

I say, “Hi Bob, thanks so much for getting back to me! Help me remember why I called…do you happen to have a house for sale? You do? Great! What was that address? OK, fantastic! Yes! I am very interested in buying your house! I have a contract right here…all we have to do is agree on some terms. Do you have a few minutes right now to talk about it?”

…and we go from there.

Am I misleading the seller in some way? No, I don’t think so. I do have a contract there and I am very interested in buying his house if we can agree on terms. I think I am being very honest about the situation.

I can guarantee you this…my message will generate at least 20x the response, “Hi Mr. Seller. This is Joe Smith from WeBuyEm, Inc. I am calling because I was looking on Zillow and saw the property you have for sale at 100 Oak Street in Anytown. We are a group of investors who buy houses all over the US and are serious about buying your house. Can you please return my call at BR549 at your earliest convenience? We pay all fees and can close within 3 days.” will get.

Which voicemail message would YOU call back? Exactly.

The important thing is…when you have taken the time to dial the number…when you get their voicemail, don’t just hang up, try to get a callback. Start the dialogue. Can you always make a deal? Of course not but you made the call so do your best to make it count.
